Hey people. I'm kinda new to this, but lookin into buyin a house or condo, depending on what i can currenlty afford in the Edmonton market. I have no idea what sorta stuff i should be asking or checking into though. I know with a vehicle, you can always check like milage, accidents, interior and that type of stuff. What kinda stuff should a person be checking into on a house/condo?
As well, just to make sure, condo fee's? those are monthly correct? Or are they yearly or something silly like that.

Well, if you're buying something like a house I'd browse around till something really catches your eye. Then hire a professional to come and do a thorough inspection. On your own though I'd just find out if there were any reported problems with the property. Flood damage, fire, foundation problems, etc...
Since you seem to like the place you're looking at you could have someone come inspect that.

the inspection is mandatory(at least in bc it is) we got 2 inspections done by 2 independent people to m ake sure nothing was missed. ask aout property taxes, ask about potentially exspensive infrastructure upgrades that you may have no choise but to pay for eg: sewer upgrades. ask neighbors about the house and the people that own it
For a house. Take your time, dont be afraid to look everywhere and at everything, basement, crawlspaces, attics. If something looks out of place it's probably there for a reason, ie, huge stain on carpet, or gaps, cracks from shifting. Flush the toilet multiple times in a row, run the shower, make sure it drains the right way, you would be suprised at how much a house can slant. Go to the basement and look for signs of water damage, white/yellowing stains on ceiling, walls, particularly under the bathrooms and kitchen. You can get a moisture detector for cheap $25 see if the basment is overly damp. If the basement is finished, you have to look really closely to see if there is foundation problems, go outside check for cracks around the windows and on the parging of the basement. Be leary of freshly parged basement exteriors, chances are they are hiding something. If the house was built pre 70's ask if the main sewer out to the street has been replaced, chances are it's ready to go if it hasnt. Hire someone to inspect it after it has met your approval, x2.

damn that was funny to read, everyone is serious and then Prolifik comes up with something that no one even thought of. So being on teh wierd side, realtors dont even have to disclose if it was a Herb growning house. And nower days there is a house being busted for a farming house every week on the news. Anyways good luck on the house buying
